I. AGREEMENT TO TERMS These Terms of Service ("Terms") constitute a legally binding agreement between you ("User") and Shannon Heim, Realtor® | Unique Real Estate ("Company," "we," "us"). By accessing our website or utilizing our services, you agree to be bound by these Terms and our Privacy Policy.

II. DISCLAIMER OF WARRANTIES (LISTING DATA) The Company provides all data, listings, and information on an "AS IS" and "AS AVAILABLE" basis.

No Warranty: We do not warrant the accuracy, completeness, or currency of any property descriptions, pricing, or availability.

Verification: The User acknowledges that all property details should be independently verified. The Company assumes no liability for errors or omissions in listing content.

III. COMMUNICATION CONSENT & DATA USAGE By submitting your contact information, you expressly consent to receive communications from the Company and its strategic partners.

Scope: Communications may include real estate services, transaction updates, event invitations, and marketing regarding new Company divisions or initiatives.

SMS/MMS: You consent to receive text messages at the number provided. Message and data rates may apply. Reply STOP to cancel.

IV. INTELLECTUAL PROPERTY RIGHTS All content on this website, including but not limited to designs, text, graphics, pictures, video, information, software, and sound files, is the proprietary property of Shannon Heim, Realtor® | Unique Real Estate. No content may be modified, copied, distributed, framed, reproduced, republished, downloaded, displayed, posted, transmitted, or sold in any form without our prior written permission.

V. LIMITATION OF LIABILITY To the fullest extent permitted by applicable law, in no event shall Shannon Heim, Realtor® | Unique Real Estateor its affiliates be liable for any indirect, consequential, exemplary, incidental, special, or punitive damages, including lost profit damages arising from your use of the website or services, even if the Company has been advised of the possibility of such damages.

VI. GOVERNING LAW These Terms shall be governed by the laws of the State of Tennessee. Any legal action or proceeding relating to your access to, or use of, the Site or Content shall be instituted in a state or federal court in Montgomery County, Tennessee.
